Is it asbestos?

How to spot an asbestos cement roof.

  • Grey corrugated or flat sheets, often with moss or lichen
  • Garage or outbuilding built before about 2000
  • Cracked, chipped or crumbling edges
  • Fixed with large bolts or hooks, not nails
Don't drill, sand, scrub or break it. Undamaged asbestos cement is generally low risk. Dust from disturbing it is the problem. Not sure? Photograph it and send it to us.

Is an asbestos cement roof dangerous if I leave it alone?

Undamaged asbestos cement is generally low risk. The danger is dust released when it is drilled, sanded, broken or power-washed. If your roof is cracked, crumbling or mossy, get it looked at rather than disturbing it yourself.

How do I know if my garage roof is asbestos?

Corrugated cement sheets on garages and outbuildings built before about 2000 often contain asbestos. You cannot tell by eye, so a sample or an expert opinion is needed. Send us photos and the contractor will advise.

Can I remove an asbestos roof myself?

We don't recommend it. Breaking or dropping sheets releases fibres, and the waste must be double-wrapped, labelled and taken to a permitted site. If you are considering it, read the HSE guidance first, or get a quote from a trained contractor.

Does an asbestos roof need a licensed contractor?

Asbestos cement roofs are generally non-licensed work, so a trained contractor can do them with the right controls. Higher-risk materials such as sprayed coatings or insulating board generally need a licence. Your quote will say which applies.

Do I have to have a new roof fitted?

No. You can have the old roof removed on its own, or removed and replaced in one job. Many people choose a new roof straight away because the scaffold is already up. The contractor can quote both.

How long does a garage roof take?

A standard single garage is often a day or two for removal, depending on size, access and weather. Fitting a new roof adds time. The contractor will confirm in the quote.

What happens to the waste?

Sheets are wetted, lowered carefully, double-wrapped in heavy-duty sheeting, labelled and taken to a permitted disposal site. You should receive waste transfer paperwork.

What should I check before hiring someone?

Ask to see their waste carrier registration, insurance and a method statement for your job. For higher-risk work, ask for their asbestos licence. A good contractor will provide these without fuss.

Can I add solar panels with the new roof?

Yes, a new roof is a good time to plan it. Tick the solar box on the quote form and an MCS-certified installer can contact you. We make no promises about savings.
